Inspections

In response to the development of defects, or as part of on-going monitoring and maintenance programs, we undertake inspections and condition appraisals. Our assessment is based on an understanding of the detailing and construction of facades and structures, the materials used and the benefit of more than 30 years of such inspections. This includes most types of facades, structures and materials and the variety of exposure conditions.

Findings are presented with prioritised scopes of works options, to assist owners and managers with the management of the property. We further assist with attendance at special meetings and briefings.

 

Defect Investigations

Detailed investigations and diagnostic on-site and laboratory tests may be required to achieve a fuller understanding of the cause and effect of defects and deficiencies. Furthermore, such tests provide the data to assess the likely life of the asset and develop a corresponding maintenance program. Investigations and tests vary from simple exploratory investigations to the use of advanced non-destructive test equipment by technicians under the direction of VGA.

The scope and extent of these needs to offer value for money and is very dependent on the materials and structural details. Furthermore an understanding of the construction, access availability and public safety is important. We offer clients the benefit of many years of experience with developing a balanced investigation scope, site attendance and the analysis of the findings and results.

 

Materials and Systems Technology

Facades and structures include a very wide range of materials. Our experience covers most materials including concrete, masonry, metals, glass, sealants and coatings. This is complimented by our knowledge of the typical structures and facades systems which vary with the construction date. Thus VGA are able to broadly advise on façades and structures and the materials from which these have been constructed.

 

Heritage

VGA have experience with a considerable range of heritage facades and materials in Australia and overseas. Appraisals require great care and a respect for the age and importance of the property. Remediation and restoration advice is based on this experience and we are able to offer the benefit of relevant overseas connections and knowledge of successful overseas heritage projects.

We assist clients with the selection of the optimum appraisal and restoration scope of works and maintenance of these valuable assets.

 

Remediation and Maintenance Documentation

The documentation of the selected scope of works includes technical specifications, specific information about the property and tender schedules. Quality assurance and materials performance requirements enable the monitoring of the works. The specified scope of works is also based on experience with site works including access, public protection measures and the requirements and needs of the owners and building occupants and the contractor.

Site Phase – Quality Assurance Inspections and Technical Advice

VGA assist during this important final stage with technical advice, quality monitoring, and regular site presence. The adherence to and implementation of QA requirements is critical to the successful outcome of the project. We offer extensive experience with a large range and types of remedial projects. These range from small repairs to facades and structural elements to large scale repairs and overcladding of high rise CBD building facades.
